My first priority and commitment to the seller is to determine if your goals are achievable.  This requires determining the payoff balance of your existing mortgages, caluclating closing costs and estimated sale price of the home, to determine your net.

I will assess your property thoroughly, and based on your budget will give you recommendations on how to prepare your property for the highest resale value.  I may recommend painting, cleaning, removal of knick knack objects and photos, and rearrangement of furniture.  (These are just some examples).  I will also recommend a home pre-inspection so that there will not be any surprises when a prospective buyer orders an inspection of his/her own.

I will prepare a thorough analysis of the local market to determine a fair price range for your home, and will also calculate the absorption rate to determine how many homes like yours the market can handle at one time.  (I will explain this more in our session).

I will market your property to the public, internet users, other agents and brokers, as well as on the MLS system.  I will prepare quality brochures and flyers to be available in a brochure box with the "for sale" sign.  I will feature your property on my personal website.

In times of an over-saturated market (a buyers market), I will recommend value added benefits to your home to place it above the competition.  (I will explain more on this in our session.)

**The ultimate goal is to attract qualified buyers for a fair price and agreeable terms.  I am dedicated to this process.

Lastly, I will handle all paperwork and correspondence with all applicable parties, such as lenders, attorneys, other agents, etc.

All realtors will provide a similar list of duties that they promise to fulfill.  And most of them will work hard to sell your home.  I believe what sets me apart is my desire to hear your priorities and to have you see those priorities met.  To do this, I will listen and I will devise a strategy that meets your goals.  There is not a cookie cutter plan for pricing and selling a home.  Every situation is different, and the market is constantly changing.  I understand this, and I will serve you with you in mind.
